What do you charge for full-service property management?

Our comprehensive property management services are offered for 20-30% of the earnings, depending on your property’s type and location. While we may not be the cheapest option, our dedication ensures you receive exceptional value and top-tier service for your investment.

How do you screen guests?

We utilize a detailed screening process to ensure the reliability and suitability of our guests. This includes collecting IDs, renter agreements, and security deposits on valid credit cards. We also review online profiles and pre-screen guests on platforms like Airbnb and Vrbo to ensure they meet specific criteria.

In addition, we monitor for subtle cues such as guests’ locations, travel purposes, and their communication styles over text or phone. While it’s impossible to filter out all potential issues, our thorough approach minimizes risks and ensures a safe and pleasant experience for both guests and hosts.

What is your cancellation policy on rentals?

All cancellations must be in writing with a confirmation reply from Holland Vacation Rentals. Guests will receive a 100% refund for cancellations 60+ days prior to arrival. Guests will receive a 50% refund for cancellations between 30-60 days prior to arrival. There will be no refund for cancellations that occur less than 30 days before the scheduled arrival date. We highly recommend that guests consider purchasing Travel Insurance with a Cancel For Any Reason option.

What are your booking conditions?

At the time of booking, we require a security deposit to cover any potential damage to the property during your stay. This deposit is reserved a day or two before your arrival and is released after your departure, provided there is no damage and the keys are returned. This process ensures peace of mind for both guests and property owners.

What is the payment policy?

We charge 50% of the balance at the time of booking. The remaining 50% is due 30 days prior to arrival.

What if I have a home maintenance problem during my stay?

If maintenance or repairs are required during your stay, please notify us immediately and allow a Holland Vacation Rentals Representative access to the home to make the necessary repairs. Immediately notify our office at (256) 542-1715.

What are the check-in and check-out times?

Guests can check-in as early as 4 PM on their check-in date. Check-out is at 10 AM. If guests would like an early check-in or a late check-out they can reach out to us at (256) 542-1715 or email us at ryan@hollandvacationrentals.com to request a modification. Early arrivals and late check-outs are subject to availability and there is a fee associated with the reservation modification.

How do I check-in?

All our properties are equipped with smart locks, so you may check yourself into the property at any point after 4 PM. You will be given the property address and a welcome book 3 days prior to check-in. You will be given your entry code and instructions the day prior to your arrival.

Can we have guests over during our stay?

The rental rates are based on a set number of occupants and extra occupants equal greater wear and tear to the home and systems. As a general rule, you may have up to four additional guests, however, they must depart no later than 10 PM. Please note that our rental agreement includes a zero-tolerance policy against excessive noise and parties are absolutely prohibited. Please let us know if you have any questions or concerns prior to booking, as violations will result in fines and immediate eviction.

Can we bring our pets?

Some of our vacation rental homes do not allow pets due to allergy concerns. Rentals that do allow pets usually limit them to two (2) housebroken domestic animals (dogs) unless otherwise stated. A non-refundable fee is charged for each pet. The fee amount varies by property. Any pets must be approved prior to occupancy. A pet of any kind on the premises of a non-pet property is absolutely prohibited and is grounds for immediate eviction of the entire party.

Damage Protection

We charge a $50 damage protection fee for each booking. This $50 fee provides you with insurance for up to $1,500 in damages. Guests must notify the Host of any damage that occurred within 1 day of checkout to ensure that they are covered under this damage protection policy. The $50 fee is non-refundable.

Security Cameras & Noise Detection

The property is equipped with a "Minut" noise detector inside the home and a security camera on the exterior of the building. These devices are put in place to ensure the guests are in compliance with our Policies and House Rules.

We provide a full suite of vacation rental management services, including property marketing, guest communication, booking management, cleaning, maintenance, and financial reporting. Our goal is to handle all aspects of rental management, allowing property owners to enjoy a hassle-free experience.

How do you market my vacation rental property?

We maximize exposure and bookings for your property by using multiple listing platforms such as Airbnb, VRBO, and Booking.com. Additionally, we leverage our website, social media channels, and targeted email marketing to reach a broad audience of potential guests.

What is your process for guest check-in and check-out?

The Social Connect app securely connects directly to Facebook in order to retrieve these insights. This ensures that all your insight data is stored via Facebook platform and not directly on Social Connect. 

How do you manage property maintenance?

We conduct regular maintenance checks and promptly address any issues reported by guests. Our network of trusted local contractors ensures that repairs are completed quickly and professionally, maintaining the property’s high standards.

What cleaning services do you provide?
